The background story
From time-to-time, you (or your contractor) will need to gain access to the common roof area. Perhaps because it’s not generally visible, we’ve experienced many problems where trades have not taken proper care to respect this part of the building in the past. Screws, boxes, plastic, empty silicone cartridges, metal cut-offs (even whole air conditioner compressors) have been left on the roof to blow around or rust. When metalic items rust on the roof, they also damage the roof in their general vicinity. When packaging and other loose items are left to blow around, they inevitably end up in our storm drains – often leading to partial blockages which overflow in heavy rain and flood the building.
The current solution
The best solution is to encourage contractors to behave more responsibly. This is why we insist on logging your contractor’s licence number and insurance details before allowing roof access. We also conduct regular inspections of the roof area and any sub-standard working practice will be reported and remediated at the owner’s expense. If this happens, the owner (or his insurer) will need to pursue their contractor to obtain satisfactory compensation – and knowing the contractor’s licence number and insurance details will undoubtedly be helpful in that regard.

IMPORTANT UPDATE: 5th June 2019
Our 2019/20 strata committee has recently decided to revert back to using an old-fashioned manual door lock for roof access. They have removed the cloud-based smart-lock that had previously allowed us to provide instant access to the roof by issuing a unique 4-digit PIN codes to anyone who urgently needed access.
This change means that owners and subcontractors must now ask Diane (tel 0414 951 961 or email secretary@strata72540.com.au) each time you need access to the roof. Be aware that you may no longer be able to gain roof access quickly (eg for an emergency repair, or if your contractor needs to reschedule at the last minute) so please try to give Diane as much forward notice as possible.
