Fire and Emergency

Have you developed an emergency response and evacuation plan that’s suited to your specific circumstances and any special needs of your staff and visitors?

Every NSW business entity is required to undertake responsibility for the health and safety of it’s own staff and any visitors. This fact is enshrined in a number of state and federal statutes as well as our own strata by-laws. As a responsible employer, you may like to consider developing an emergency response and/or evacuation plan that’s suited to your specific circumstances and any special needs – eg is anyone likely to need assistance because of poor vision or physical impairment. Are there potential trip-hazards in your workplace that could impede swift exit in the event of an emergency?

You must take time to familiarise yourself and your staff with the position of fire-fighting equipment and escape routes – which are clearly marked by “emergency exit” signs throughout the building. The SPBC Owners Corporation encourages all businesses within the SPBC to consider their OH&S obligations and if necessary, to obtain appropriate assistance and/or advice from SafeWork NSW or visit the NSW Government’s  safetystartswithyou website.

Be assured that the building’s fire-control systems (including back-to-base fire alarm system, hose reels, fire extinguishers, emergency lighting, sprinkler system and emergency exit signs) are regularly tested and warranted to conform to the appropriate Australian legislative requirements and standards.

Not a flying saucer… your suite will have at least 2 of these sensitive smoke detectors.

Each suite in the building is equipped with 2 or more smoke detectors. These devices are simply triggered by any significant increase in the number of ultra-fine particles suspended in the air. Yes, smoke is simply a cloud of ultra-fine particles floating in the air.

That means you must always be mindful of the smoke detectors and be aware that they can be accidentally activated with steam from a kettle, by burning the toast or even the dust of cutting through your gyprock walling when undertaking renovations. If you are planning any activities which may trigger a smoke detector, please contact the Strata Committee to arrange temporary disabling of your suite – please note, this may incur a small fee.

Once a smoke detector is triggered, the NSW Fire Brigade are immediately notified. This is an automatic process designed for your safety and the safety of your neighbours. It cannot be undone.

Please note: The NSW Fire Brigade levy a bill (currently $1,720) for attending a “false alarm” event and this charge will be billed back to you.

In the event of a fire being detected by our fire control system, a number of events will be triggered:

  1. The fire alarm will sound. This is a distinctive loud wailing alarm with sirens fitted in all corridors throughout the building.
  2. The NSW fire brigade will be automatically called to attend.
    They will usually send 2 separate tenders from 2 different stations in case one is delayed by traffic or an accident.
  3. Any internal fire-doors will automatically close to help limit the spread of fire and smoke.
  4. All perimeter doors will be automatically un-locked to allow easier access and egress.
  5. Emergency lighting will be activated if required.
  6. Lastly, the sprinkler system may be activated by heat from a fire. It’s primary purpose is to help prevent fire spreading to/from adjacent buildings and to help protect access routes.

When you hear the Fire alarm alarm, you should immediately put your evacuation plan into action to ensure the safety of your staff and visitors and only re-enter the building once the NSW Fire Brigade have given the all-clear.

Tags cost $144.00 and payment/collection is from GK Strata from 9.30am to 4.30pm Monday to Friday (excluding Public Holidays) at their office in Broadway.

Please note due to security and privacy reasons, GK are unable to post tags out so this is a collection-only service. For quicker service, we suggest that you make payment before midday or after 2pm.

  • Owner to collect: GK will require photo ID and you will need to pay by EFTPOS, Credit Card or BANK Cheque. GK do not accept cash.
  • Tenant to collect: GK will require a copy of the current tenancy agreement and photo ID matching the tenant details on the tenancy agreement. If the unit is privately leased to you from the landlord – an email or letter of authority from the landlord confirming your tenancy will suffice. You will need to pay by EFTPOS, Credit Card or BANK Cheque (Bank Cheque should be made out to the Strata Plan number). GK do not accept cash.
  • Real Estate Agent to collect:  GK will require a business card and ID, ensuring the Agent is in fact the representing agent for the specific building/lot. Real Estate Agents please note that GK also accept business cheques from Real Estate Agents. Kindly make the business cheque out to the Strata Plan number with all relevant details located on the back for identification.

REMEMBER: GK STRATA DO NOT ACCEPT CASH PAYMENTS OR BANK TRANSFERS PAYMENT IS BY EFTPOS / CREDIT CARD / BANK CHEQUE ONLY (Bank cheques should be addressed to Strata Plan 72540)

 

 

The building is normally open to the public between 7am and 7pm, Monday to Friday. All the external doors automatically lock overnight between (approx) 7:00pm and 7:00am Monday to Friday and all day on Saturday, Sunday.

NB As of 6 May 2019, our building has new official opening hours:

  • Monday to Friday – 7am to 7pm (all doors)
  • Thursdays – 7am to 8pm (Maddox Street main entrance only)
  • Saturdays – 7:30am to 5pm (Maddox Street main entrance only)
  • Closed on Sunday

It’s worth remembering that the building is also locked on official NSW public holidays, so you’ll need to use your keys and RFID swipe-tag to get in and out of the building at those times.

Please avoid wedging doors open after hours, because this will result in an alarm event and a possible Security Patrol call-out fee. If you need the doors or roller door open for an extended period outside of business hours, please contact the Strata Committee for arrangements.

Our driveway entrance has a MAX HEADROOM of 3.1 metres, so it’s always safest to ensure that your vehicle is less than 3.0 metres in height.

Remember too, that a fully-loaded vehicle will ride low on its suspension, so it might get in ok while it’s loaded down, but might have trouble getting out again after it’s been unloaded!

Always use common sense …and if in any doubt have someone continuously checking your clearance as you slowly drive though.
